Senior Quantity Surveyor

A leading Tier 1 main contractor is seeking an experienced Senior Quantity Surveyor to join its commercial team in Dubai. The business is delivering a pipeline of landmark luxury hotel developments and large-scale mixed-use residential projects, and is looking to strengthen its commercial capability on major live and upcoming schemes. Key Responsibilities Lead full commercial management of major building projects from pre-contract through to final account Prepare, review, and negotiate subcontract packages, variations, and interim payments Manage cost planning, cost control, forecasting, and value engineering Administer main contract and subcontract conditions (including FIDIC) Handle claims, change management, and dispute resolution processes Produce accurate monthly cost/value reconciliation reports and cashflow forecasts Work closely with project managers, design teams, and client representatives Support procurement strategy across multiple large work packages Requirements Degree-qualified in Quantity Surveying, Commercial Management, or related field 8–12+ years’ experience in quantity surveying, with strong Tier 1 contractor background Minimum 3–5 years in a Senior QS or lead commercial role Proven experience on high-rise residential, luxury hotels, or mixed-use developments Strong working knowledge of FIDIC and major international contract forms Excellent negotiation, commercial acumen, and stakeholder management skills Ability to manage multiple packages on fast-track, high-value projects Desirable Experience Large-scale hospitality or branded hotel projects Mixed-use developments incorporating residential towers, retail, and podium structures Previous experience working in the UAE or wider GCC region Familiarity with commercial reporting tools and cost management systems Package & Benefits Competitive tax-free salary (depending on experience) Annual performance bonus Medical insurance Mobilisation/relocation support (if applicable) Opportunity to work on flagship developments in Dubai’s construction sector
